This Tennessee Residential Lease Agreement (hereinafter referred to as the "Agreement") is entered into on the ___ day of ____________, 20__, (the "Effective Date") by and between _____________________________________________________________________ (the "Landlord") and _____________________________________________________________________ (the "Tenant(s)").
WHEREAS, the Landlord is the rightful owner of the property located at _____________________________________________________________________ (the "Property") and desires to lease the Property to the Tenant(s); and
WHEREAS, the Tenant(s) is/are desirous of leasing the Property from the Landlord for residential purposes only,
NOW, THEREFORE, in consideration of the mutual promises herein contained and for other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the parties agree as follows:
- Term of Lease: The term of this lease shall commence on ______________, 20__, and shall terminate on ______________, 20__.
- Rent: The monthly rent for the Property shall be $__________, payable on the first day of each month. The first month's rent and a security deposit of $__________ are due upon the signing of this Agreement.
- Use of Property: The Property is to be used exclusively for residential purposes.
- Maintenance and Repairs: The Tenant(s) agree to keep the Property in good condition and to notify the Landlord of any necessary repairs.
- Alterations: The Tenant(s) shall not make any alterations to the Property without the prior written consent of the Landlord.
- Governing Law: This Agreement shall be governed by, and construed in accordance with, the laws of the State of Tennessee.
- Security Deposit: The security deposit shall be held by the Landlord for the duration of the lease term, as security against any damages to the Property or unpaid rent. The Landlord will return the security deposit within thirty (30) days of the end of the lease, minus any deductions for damages or unpaid rent.
- Default and Termination: If the Tenant(s) fails to comply with any of the terms of this Agreement, the Landlord may terminate the Agreement upon giving appropriate notice as required by Tennessee law.
- Pets: No pets shall be kept on the Property without the Landlord's prior written consent.
